Dues Information


$242 per month as of 2025. Monthly dues include landscaping, tree maintenance, City of Charlotte water and sewer services, door-to-door trash and recycling pickup, electricity for common areas, commercial insurance for all units, exterior maintenance of buildings, phone and internet service for the clubhouse, property management fees, and general reserve funding
Late Fee: Dues are considered late after the 10th of each month. While the governing documents do not specify a due date, Section c, page 9 (Late Charges) of the Glenlea Park HOA declaration authorizes the Board to assess late fees and interest on any unpaid balances. The Association may charge interest up to 18% per year and recover additional costs, including reasonable attorney’s fees, as outlined in the governing documents.

What does the HOA cover?

What does my HOA NOT cover?

  • Anything inside of the property.
  • Personal property insurance.

Type of Insurance Homeowners Need

Each homeowner must carry an HOA 6 policy that covers the inside of the property.


Calendar Annual Meeting Process

  • Timing: Must occur no later than 60 days after the close of the fiscal year.
  • Initial Meeting: The first annual or special meeting must be held within one year of recording the original Declaration.
  • Call of Meeting: Scheduled by the Board of Directors.


Round Pushpin Meeting Location

  • Meetings shall be held at:

  • Another suitable location either within the community or as close and convenient to members as practical​.


Open Mailbox with Raised Flag Notice Requirements

  • Delivered by the Secretary to all owners.
  • Timing: Not less than 10 days and not more than 60 days before the meeting.
  • Must include the time, place, and purpose (if a special meeting)​.


Ballot Box with Ballot Quorum Requirements

  • Quorum: 25% of the total eligible Association votes, present in person or by proxy, is required for any meeting to conduct official business​.
  • If a quorum isn’t present, those in attendance can adjourn and reconvene the meeting between 5 and 30 days later without new notice.


Fountain Pen Voting & Proxies

  • Owners may vote in person or by proxy.
  • Proxies:
  • Must be in writing and filed with the Secretary before the meeting.
  • Automatically expire 11 months after execution unless stated otherwise.


Memo Alternative Voting Methods

  • Action Without a Meeting: Allowed via written consent if the required majority is obtained.
  • Action by Written Ballot:
  • Must state each proposed action and allow for a "for" or "against" vote.
  • Ballots must meet quorum and approval thresholds as if held in person.
Dues Increase Rate:
The Board of Directors at Glenlea Park Townhomes HOA may propose any increase in annual dues without a specific dollar or percentage cap, but the owners retain the right to disapprove the increase through the budget ratification process. If the majority of homeowners reject the budget, the old budget stays in effect.
